HangiEv.com asks: What are the elements you pay attention to when creating your projects?

Yağmur Hanım: The most important thing for us when creating our projects is actually to use square meters correctly. We always say anything. Being a great Property does not mean you are a good Property . You need to be able to use the square meter correctly. Of course, besides this, quality materials and workmanship are very important to us, location choices are very valuable to us. But when I look at it, the most important thing is to use the square meter correctly.

HangiEv.com asks: As Özyalçın Construction, what do you pay attention to when creating your team?

Yaprak Hanım: Every individual working at Özyalçın Construction Limited, every part of our team actually becomes a part of the family, and our people determine where the company will go. This is not just a one-person or two-person job. We are a very large team here. Therefore, the most important thing for me is that the people who will join the team are visionary, idealistic people, with their own world views, in fact, for the progress of the company, for all of us to develop together; We want our projects to contribute to the development of the way we are going, and to work with people who are open to development and change. We always named our last project Kaizen anyway. Our company always strives to evolve for the better. Therefore, we try to work with teammates of former people who are trying and, above all, honest and have good morals and good compass. If one of us makes a mistake somewhere, or if we do something that is not going to happen, everyone here actually needs to agree. Therefore, good morals are very important to us. We would like to work with anyone who has such qualifications, is open to development, and is eager to work.

HangiEv.com asks: What are your ongoing projects?

Yağmur Hanım: We have three projects under construction and five or six projects that we are in the design phase of. We are coming to the delivery stage of our Casa Oliva villas that we built in the Zeytinlik Region. Apart from that, we have a two-block apartment and Office concept project in Kyrenia Centre , it is ongoing. And Kaizen By Özyalçın, which we recently started in Bellapais. HangiEv.com asks: With your KAIZEN By Özyalçın project, which is a pioneer in energy and environmentally friendly design, you aim to be the first LEED for Homes certified Villa project in Northern North Cyprus in the environmentally friendly building certification system developed by the American Green Building Council (USGBC). Could you please give us detailed information about this subject?

Yaprak Hanım: In our Kaizen project, as the name of the project suggests, our company always aims to go better, gradually further and better by creating better versions of ourselves. So we applied for the first LEED for Homes certification, doing something on the island that hadn't been done before in the north or south. While fulfilling the requirements of this certificate, we will actually produce a more sustainable energy efficient and environmentally friendly Project . Here, one of the main reasons that pushes us to do this study is that the running costs and energy costs of the buildings produced in our country are very high. Therefore, while the requirements of the Leed for Homes certificate are applied in the Kaizen project, we will actually produce houses with higher insulation values and lower energy losses. We will both increase the comfort of use and create a more sustainable Project , together with energy efficient armatures, efficient water armatures, insulation details, and different structural insulation details of the buildings that will provide this management with heat and light management. These Project processes also include site management. In fact, the way our company manages its construction sites, manages its waste, waste, construction waste, and manages the site also makes it more sustainable. At the end of the day, we will provide our customers with buildings that work much more efficiently and that work more sustainably. The Kaizen project is probably one of the most sophisticated projects our company is currently working on. We will continue to develop our projects within the framework of our company's vision of more efficient and sustainable production.

HangiEv.com asks: Ms. Yagmur, when problems and problems arise during the construction and delivery of your projects, how do you manage to overcome them?

Yağmur Hanım: Now there is a fact. Unfortunately, there is a problem with everything that human hands touch. He also produces the greatest blessings, but he also creates the greatest distress. Of course, we are dealing with different problems arising from ourselves during the construction processes and with the subcontractors we work with. When we sell a Property , I always say something. In fact, a company shows itself after the delivery, not the construction process. We, I'm in charge of the sales department. While I was selling a property, I never said that there will be no problems in this house. I said that you will have problems, you will have many problems, but we will always be here. We have developed a very good after-sales department in order to solve the problems and problems we experience as a company policy. And we believe that we are very successful in this regard in 95% of our customer satisfaction surveys. We are selling our house, but after we sell it, we will continue to be here for another 30 years as we have been for 30 years.

HangiEv.com asks: What are the advantages and disadvantages of being in the construction sector in the Turkish Republic of Northern North Cyprus ?

Yaprak Hanım: We are in an advantageous sector. Because we are in one of the sectors that are considered as the locomotive sectors of the island. A larger part of the country is still not opened for development. And we have a very high percentage of areas that are suitable for development but not developed. This is an advantage. Our area of people, we serve in the field of Property and build-sell. People always need housing, and therefore, as long as the need for housing and Property continues, our work will continue. This is a serious advantage. But of course, being a builder in the TRNC has its disadvantages. Since we are an island country, we have difficulties in accessing raw materials. As a country, we have a very sensitive currency and a very sensitive structure to economic fluctuations. We are affected by it. Of course, we are also affected by the global crises that everyone is affected by, but unfortunately, political and political fluctuations throughout the island affect our industry.

HangiEv.com asks: You have been providing services as Özyalçın Construction since 1991. What has been the biggest change you have experienced since the establishment of your company until now?

Yağmur Hanım: We lost my father in 2012 and we took a big step from being a sole proprietorship to being an institutional one. It's been almost 10 years. We spend every day thinking about how this company can live without us, how this company can be passed on to third generations without us, how it can work abroad. We follow a company policy that focuses on institutionalization, playing on the best quality in the goods we sell, and quality rather than quantity.

HangiEv.com asks: What is the biggest and most distinctive feature of Yaprak Hanım Özyalçın Construction that distinguishes it from other construction companies?

Leaf Hanım: We value our work very much. For nearly 15 years, our company has an after-sales service department. Therefore, we can constantly collect information from our customers about the advantages and disadvantages of the houses we produce in the life process. And we evaluate the feedback from our customer. We deal with a lot of details in the project design process. We focus too much on ease of use and functionality, we focus too much on production quality, and we try to be there for our customers in every problem as much as we can. During the 10 years that I have been in the company, we have experienced a decrease of 80% in the problem reporting reports coming to our company over the years, and this shows that we can actually observe and improve the production quality. Of course, there are problems, but in design and production, all kinds of needs, all kinds of details and not only the product but also the people who will live in it because we produce Property , people's lives are spent in the Property we produce. We put a lot of thought into the details that will also increase the quality of life of our customers. Afterwards, at the beginning, the project was seen on site; We stand by our customers throughout their purchasing and after-sales processes.

HangiEv.com asks: Ms. Yagmur, what percent of your sales are North Cyprus citizens and what percent are foreign citizens?

Yağmur Hanım: We have always been proud to sell Property to the citizens of the Turkish Republic of Northern North Cyprus . Until the end of 2019, that is, until the pandemic started, 90% of our customers were TRNC citizens. But you know, the pandemic has changed our lives a lot. Of course, I always say anything. Unfortunately, the depreciation of the Turkish Lira rather than the pandemic has been a much bigger disadvantage for us. That's why we're almost there in the first half of 2020 – 2021 and 2022. When I look at the statistics, we continue with 80% foreigners and 20% TRNC citizens.

HangiEv.com asks: Which types of Property attract the most attention for the period we live in?

Yağmur Hanım: There is a very serious interest in detached villas at the moment and there is a good interest in the land from our domestic buyers. Apartments used to be, you know, in professional life, you can't spend a lot of time at home anymore. That's why apartments were in great demand. It was also very easy for the investor to have access to the apartment, but now the trend has completely changed. Now there is a serious density of detached villas.

HangiEv.com asks: As Özyalçın Construction, how do you evaluate the real estate and construction sector as a result of recent developments?

Yağmur Hanım: The real estate and construction sector is an inevitable blessing for Northern North Cyprus . Together with the sub-sectors that feed 40% of our country's income, the construction sector completes it. So, of course, the pandemic has affected us all badly, so there is no need to say this over and over again, but the real estate sector has had a good exit. The advantage of being an island country is that it can provide a reliable life opportunity for foreigners, which is a huge plus. That's why I foresee a very good progress in construction and real estate. According to the information we obtained from the reports we looked at, of course, there is a decrease in urban areas. But there is a very serious increase compared to rural areas.
