HangiEv.com : Mr. Hasan, in which products do you operate the most as Triotime Real Estate?

Hasan Bey: As Triotime Real Estate, our product range is very wide. Land, Villa, Apartment, investment land… We have all kinds of portfolios. We try not to leave without selling something to anyone who enters our office.

HangiEv.com : Ms. Tuğçe, what are the features that distinguish you as Triotime Real Estate from other real estate agencies?

Tuğçe Hanım: To begin with the most distinctive feature, our company consists of three partners. For us, this is a partnership that brings three different perspectives, three different dynamisms and quality. Because we actually attach great importance to differences of opinion. Examining, questioning, elaborating… The fact that each person in the team has different characters, personalities and areas of expertise is something that makes this partnership more valuable in my opinion. In addition, we are the only real estate agency that officially has a lawyer in its team at the moment.

HangiEv.com : Mr. Tunç, what are your thoughts on the future of the North Cyprus real estate market?

Tunç Bey: There is a real estate sector that grows together with the construction sector. Changing marketing techniques and technology are helping the industry to grow. It is an element that enables us to reach more countries and more people. Since it is a growing market, the real estate market will grow very quickly in North Cyprus as we know that opportunities will continue in the future. I think that the value of North Cyprus regarding real estate has increased more, especially since the way people live and work after the pandemic has changed. Now we have many customers who work abroad, live in North Cyprus and make their investments in North Cyprus.

Tuğçe Hanım: Our team consists of people with strong corporate brand backgrounds and careers. Tunç Bey: Actually, there are Property types and production that show regional differences. For example, we can see luxury residences formed by large living spaces in the Iskele Bolgesi , Villa and Apartments for the domestic market in Nicosia , and luxury projects that are both suitable for the investor in the Kyrenia Esentepe- Tatlisu region.

HangiEv.com : What do you think about foreign nationals being in the real estate sector?

Hasan Bey: Of course, foreign nationals can be in the real estate sector. I think the main question and problem here is whether they are actually registered real estate agents. We have a serious struggle with unregistered real estate, as all real estate agents and real estate agents association. Unfortunately, this is one of the bleeding wounds of our country and one of the problems that create a trust problem. There are some recent events, as you all know. Undesirable, undesirable things. Things that drive investors away from our country. Of course, everyone can do their job as long as it is for their own good, as long as you do your job properly, as long as you give that confidence. Being a foreign national or not is not a problem for us.

HangiEv.com : As your name indicates, we see that the staff of your agency, which you established as three partners, has expanded. What strategy do you plan to grow?

Tuğçe Hanım: Actually, when we founded this company, exactly three years ago, we continued our journey for a long time with three partners and an assistant for a long time. Because we thought we weren't physically ready for it. We were in no rush to enlarge the team. Afterwards, we created a nice synergy-energy by integrating the right people at the right points. We truly created a family in Trio, this is very valuable to us. Every visitor brought something from himself, his past, and his work experience. It has set some values. That's why we are very happy and proud of our team. We can already promise that we will put our signature under much better works.

Which HangiEv.com : What types of Projects are at the forefront for investors?

Mr. Tunç: Actually, we divide the investors into two in real estate. Professional traders and amateur traders. Professional investors are those who have established their own companies, bought some real estate, and some have switched to contracting. For us, amateur investors are small and medium-sized investors. We see them as individuals who invest in flats, often with rental income, to invest their savings.

Hasan Bey: First of all, our country is a very beautiful island country. The crime rate is very low, we can say almost zero. This island shows that our country is a safe country. A second case is the amortization periods. Amortization periods are nice and very short compared to other metropolises and capitals. They have relapse periods of 8-10 years, 10-12 years. This means the return time of your investment. It is also a very attractive situation for the investor. Real estate value rented by investors in foreign currency, providing rental income in foreign currency. In recent years, especially the coastlines of our island have gained rapid value due to the fact that the coastlines are the center of attraction, the investments made have gained serious value, especially the Iskele- Esentepe regions. Tuğçe Hanım: We actually have many advantages for investors. First of all, our product range is quite wide. Mr. Tunç: We saw that the price increases did not affect the projects in which our foreign investors invested. We know that this will continue for a while because our prices are still affordable and full of opportunities for them. I cannot say the same for the domestic market. We think that rising costs and high interest rates for domestic investors will further shrink our shrinking market.
