HangiEv.com asks: Mr. Ender, what are the features that distinguish you as Emlak Dünyası from other real estate agencies?

Ender Bey: As Emlak Dünyası, we have an adventure of 16 years. Real Estate World, which we have established with our own capital for 16 years; Franchising is not a company and we have been in this sector for 16 years with our own efforts. Of course, it would not be right for us to answer the features that distinguish us from other companies, but more of our customers should find them. But I can probably call it knowledge. Because, of course, it is very important to be reliable and honest, and this is evident in many companies. You really need to stand out with something here. In other words, if you ask how you can stand out from trust and friendship after honesty at work, I think this is information. We are a company that develops itself and constantly seeks information. Especially my partner and I and our consultants, of course, are a company that is open to information and self-developing with our suggestions and guidance, and I think this is very important. Because in the real estate sector, a little information, a small detail can lead the investor to earn a very high amount of money or lose a very high amount of money. That's why knowledge and self-development is the most important point of this business. I think that as a company, we stand out from other companies at this point.

HangiEv.com asks: Mr. Hasan, you have an evaluation history. Can you tell us a little about this?

Hasan Bey: Of course, I am one of 13 people under the umbrella of the Association of Evaluators since 2005 and I have been doing valuation work in the region for many years. We currently have about five banks in our organization. We provide this type of service to our banks and also to our lawyers. We are making evaluations again in the regulation commission. However, due to a District Governor's Union Law in 2018, we have now become a union in our country. We have submitted a new document to establish a new one. I believe that our union will be operational again as soon as possible. We will continue to serve on behalf of our country, both in courts and in state institutions.

HangiEv.com asks: What should your customers pay attention to when investing in real estate?

Ender Bey: The purchase of real estate is actually a very important point in human life. Maybe one or maximum two normal people can buy a Property twice in their life and should be very careful while buying it. Hasan Bey: Yes, of course, the most important part of our profession is real estate. At the moment, we are waiting for the new order to be passed after the order passed in 2007, primarily around Nicosia, starting from Nicosia . Exclusively, the zoning between Hamitkoy and Haspolat , which we call the east of Nicosia , and the parts between Gonyeli and Kanlikoy in the west and Alaykoy in the south can be said to be the first among the regions where investment can be made at the moment. We also encourage our investors related to these. Recently, as our company, we are trying to give to our customers in Turkey Region and Alaykoy Region. These are going towards a very valuable position right now. I hope they will find their true value after the ordinance is passed. Besides, of course, Iskele is one of the most popular places on our island right now. With the newly passed order in Iskele, we can see that the closed areas have decreased a little and the prices of the areas that are under zoning have started to increase very severely, and if the investment is made as soon as possible, money can be earned earlier. At the same time, the region between Tatlisu and Esentepe is very valuable for investment; these are among the leading regions suitable for investment for the future. And of course, we have the Karpaz Region. We can say that the Yenierenköy- Dipkarpaz- Tatlisu connecting road is one of the most suitable regions for investment in the future if the new roads are opened for development.

HangiEv.com asks: Mr. Ender, although our country is a sector that is developing day by day in real estate, many small and large companies are opening and new Property Agent are being trained every day. What do you think about this issue?

Mr. Ender: As I said, we are a 16-year-old company. In the past, the real estate industry was not that professional, frankly. It was more of an industry that was done in-house. Later, with the arrival of foreign investors, especially after the Annan Plan, there were changes in the sector with the sales to foreigners in our country. Many franchising companies came and joined us. And of course, as these came, the competition increased, the quality increased. I definitely think that franchising brands bring a quality to our country in the real estate sector. But then, unfortunately, the real estate sector came to a point where it is very easy to enter, everyone is at the testing point, and I call this sector experience. Of course, me and all other companies that do this job professionally and seriously are uncomfortable about this. How can we prevent this? We should definitely take a step. Of course, the Association of Realtors Act is currently on the agenda and I hope it will pass again this year, but we need to determine the criteria of our consultants among ourselves, not only about the law, not about illegal real estate. First of all, a six-month course definitely needs to be done for people who can become a Property Agent , then an exam needs to be done. Which are not very difficult exams, but at least we need to make the criteria of being a real estate agent a little more difficult so that everyone does not say that I can become a real estate agent in one day. That's why, as I said, many people join us. There are high quality and low quality here, but competition has definitely increased the quality. Those who do not do this job well are eliminated over time, but as I said, we need to set criteria as the real estate sector and we need to make it a little difficult to be a property agent so that only quality people, people who really want to do this job and those who can give this dedication can enter this sector. As I said, some criteria are needed so that it is not at the point of leaving if there is no experience for one day.

HangiEv.com asks: Mr. Hasan, you have recently opened a branch in the Iskele Bolgesi. What are your goals in Iskele?

Hasan Bey: Of course, Iskele is one of the most popular places in North Cyprus. For me, I think of Kyrenia as it was ten years ago. It continues to gain momentum for investment, and the development of our contractor group there, with the projects that 8-10 of our contractors have done very quickly, has accelerated. We also opened a branch there. Of course, the target here is both the domestic market and the foreign market, most of them up to 80%, we have a target related to the foreign market. It is about our Iskele branch. We made our beginnings at the Iskele branch in order to bring the customers from the foreign market there and help us with our residences here or our customers who are considering investment purposes, in terms of Hotel or land. It has been 7-8 months, we are doing very well now. I hope it will be even more animated after seeing this post. These are Iskele targets for now.
