We Ask Avertiss Group Director Dengiz Kürşat

Avertiss Group founder Dengiz Kürşat is this week's guest of our "HangiEv.com Asks" program.

HangiEv.com Asks: Mr. Dengiz, you started your career with digital marketing and continued with real estate consultancy, which is a family profession. Can you tell us a little about your professional life?

Mr. Dengiz: Thank you very much for coming. I started my career as a digital marketing specialist 23 years ago. It's 2000, digital marketing was then of course a very new profession, nowhere else. It was just developing. As a family, we have a history of about 50 years in real estate. We have a family tradition that continues for 3 generations, whether from construction production, investment or real estate marketing. Therefore, when I returned to North Cyprus, I automatically found myself in real estate. Of course, since I have a master's degree in digital marketing, or rather marketing, I started my real estate career related to sales and marketing rather than construction. Of course, there were no corporate firms at that time. I can proudly say that I was the one who brought the first corporate company, the first franchise to the north of North Cyprus, actually to the whole of North Cyprus, at that time. That's what I did 20 years ago, in 2003, and I've been in our 8th year for the last 7 years, obviously, in the real estate sector, first with a corporate franchise brand, and then by creating my own brand. It has been 20 years, I hope we will continue that way for a while.

HangiEv.com Asks: You have portfolios from both the North and South sides of North Cyprus. Can you talk a little bit about your portfolios?

Mr. Dengiz: We provide service especially to the Northern Coasts and East Coasts of North Cyprus, which we address to our foreign customers. We serve our domestic customers especially in Nicosia and Kyrenia. As for me personally, my specialty is luxury Villas and land portfolio. I specialize in land, especially on the North and East side of the island of North Cyprus . We have a system based on giving those lands to the investor construction companies and selling their constructions on these lands back to foreigners. Therefore, I provide the land, they produce them, they do the construction, then we return and sell the constructions they have built, we have such a structure. In the South, especially those who have a certain number of properties in the North and have a budget, have demands from us from the South as an alternative. Especially in our experience, when it comes to around half a million euros, we get a demand because we are interested in what is in the South. Of course, since we are a Cypriot company, we can also do business in the South, so we have agreements with companies in the south, and we can offer them portfolios in Larnaca and Limassol in particular.

HangiEv.com Asks: You have a team of people serving in many languages and fields. How and in what areas do you serve your customers as the Avertiss family?

Dengiz Kürşat: We are particularly sensitive about this language and we are currently able to provide services in four languages in our company, including Turkish, English and Russian, as well as German. I myself can speak all three of these languages. Turkish - English is already standard now, but I can speak Russian myself. In addition, we can easily serve our customers in their own language. We provide our customers from A to Z, that is, not only owning real estate in North Cyprus, but also completing all the bureaucratic procedures of the real estate, including the title deed transactions, furnishing them if they wish, then letting them go, collecting their rents, residing here, if they wish. establishing a company… We can provide all services from a to z related to real estate. Therefore, we can act as one-stop-shop in English, that is, as a one-stop shop, related to real estate investments. And frankly, they are extremely pleased with themselves. Because we are dealing with a single location and we can offer them all the solutions they want with a certain service quality.

HangiEv.com Asks: Besides your job, you are active in many related organizations. Can you talk a little bit about these organizations and the roles you have taken?

Dengiz Bey: I am very active especially in business associations, business and lobbying. I was the vice-president of the North Cyprus Turkish Businessmen Association for 6 years and the president in two years - two and a half years, and I was one of the youngest presidents. I am also the Vice-President of Vision Cyprus, an association that we call Vision Cyprus in the North Cyprus Turkish Businessmen Association, an association that only has relations with the political missions in the South, Southern North Cyprus, and diplomatic missions, and aims to make the North Cyprus ' voices heard in these foreign missions in the south. We are also very active there, I am a participant in one of the successful businessmen associations in the south, I am a participant as well as being a member. I am extremely active, I love non-governmental organizations. I have a long history with them, so I have been active for probably 15 years. Frankly, I am happy to share our experiences.

HangiEv.com Asks: What are your thoughts as the owner of a company that provides services in this regard related to the increasing foreign investor demand in our country?

Dengiz Bey: Of course, in this post-Covid period and during the time period of the Russia-Ukraine War, the north of North Cyprus, especially the north of North Cyprus , has become the center of attraction. Why post-Covid, because especially during the quarantine, people feel the need to spend more time in places where there is plenty of open space, more sun, and more organic products, with the fear that there may be a new pandemic, God forbid. They can work more remotely over the internet, obviously such a place in North Cyprus. It is a place with a wonderful climate, natural beauties, food culture, etc. in the Akdeniz basin. In this respect, it is extremely attractive. In the continuation of this, of course, due to the Ukraine-Russia war, they sought a country where they could come to a safe harbor from these regions. In that area, the North of North Cyprus came to the fore again, and as you can see, we have obviously been in a buying process of foreigners. My hope is that this will continue for at least 2-3 more years. You know, we had an Annan Plan process before, I think the industry was less experienced at that time, we couldn't manage that process very well because of this sudden foreign demand. But at the moment, we are much more experienced, including ourselves, and I see that we can provide much better service to these foreigners, be it the completion of the constructions, their quality, the quality of the service provided. For them and for us, the Annan Plan lasted from 2002-2003 until 2008, as you know, according to the longer-term Annan Plan. I hope that if this lasts for 5 years, it will be a very beneficial development for the North of North Cyprus. The good thing is that those who come can come with serious budgets right now. In other words, we can now sell real estates in the Annan Plan period, which we used to sell for £60-70,000, more than 3 times now. This shows that much more money and capital are coming to the country. This is very good for all of us. The only thing that I am afraid of is the integration between the two groups, namely between Turkish Cypriots and foreigners. I have said this in the programs I have participated in before, I do not see any activity that can provide this integration yet. In other words, I haven't seen any government policy yet, especially for our foreign friends and guests to learn Turkish and learn our history and culture. This is extremely important in terms of the integration of North Cyprus with foreigners who will live here in the medium term, their ability to do business together, and their cultural interaction. If this is given importance, it will be possible to create a really nice synthesis by combining the local knowledge of the North Cyprus here with this foreign and qualified population.
