HangiEv.com : Ms. Sevya, what are the features that distinguish you as Acorn Estate from other real estate agencies?

Sevya Türmen: Hello, first of all, we wrote a story to reveal ourselves in the work we did while creating Acorn and establishing our brand, and we always said this in this story: there is no one type of customer, we are not one type of real estate agency. What did we mean by that? We are an Australian and Cypriot agency formed together with my partner and we transfer it to ourselves as an international agency. Hunter has been involved in real estate for many years in the Wyndham Hotel chain for 25 years. Hong Kong, Singapore, Australia… In countries like these, I actually continue my journey in this sector with someone who is completely sales-based. Therefore, one of the features that distinguishes us in the first place is that we walk together with our sales manager, a sales representative who has worked in Europe for many years in the world. I can say that this is our biggest feature that distinguishes us from other real estate agents. At the same time, we strive to be an agency that does things differently. What do I mean by that? Customer relationship is very important to us. Especially in the North Cyprus market, we encounter many questions. Our sales may not go so smoothly, due to the turmoil in the real estate sector. Therefore, we consider customer relations important. In fact, we are with them from start to finish during the sale and purchase, from start to finish, and we manage them to the end, whether they are selling their homes or whatever needs to be done. We do the same with purchases.

HangiEv.com : We see you more active in the sale area. In this area, what are the most attractive elements in your portfolio to investors?

Sevya Türmen: We set a goal for ourselves when we were creating our brand 2 years ago and we planned that we would work on sales for the first two years and reveal our brand awareness and name, and this is how we did it. As of 2023, we want to create Acorn Management in 2023 by partnering with a company that still operates in Nicosia today, together with a company that has approximately 300 For Rent portfolios and has For Rent portfolio management, and we want to develop ourselves in this direction and put it on the market. In fact, the most attractive factors for our investors in portfolios for sale are price and return on investment. These are the portfolios that receive the most attention. At the same time, like all investors, the way we market our portfolios is a factor that always attracts investors' attention. Here, I can give an example, the professional photo shoots and 360 videos we made actually highlight our portfolios and customers could not travel easily, especially after Covid at this time, for many years, people could not travel and with 360 videos they could enter a house and virtually buy a house in North Cyprus from anywhere in the world. They made purchases from where they lived. Therefore, this was also a feature that made our portfolios stand out.

HangiEv.com : What should investors pay attention to when investing in real estate?

Sevya Türmen: Again, in the TRNC I mentioned before, there are many different types of stubs, you know, and there are changes due to many different rules and laws. It is very new since the explosion of the real estate market in 2006 and 2004, we have learned these things by living, of course, we have learned them by living in the country, so we can see many problems in today's conditions. Border violations, such as not registering their houses in the title deed, or not processing the houses on the stubs… Therefore, these are the factors that should definitely be considered. First of all, I would like to emphasize this. Apart from that, the 3 L's are very important in the estate: location, location, location. Therefore, great attention should be paid to the location of the product they buy in the portfolios they invest in. Return on investment, investing in the right portfolio and, of course, directing them in the right way is also our job.

HangiEv.com : Why should one invest in Northern North Cyprus?

Sevya Türmen: I can summarize it like this: Northern North Cyprus is actually a place of interest for foreigners. Why is it of interest? It attracts attention because of its proximity to Europe. They prefer us, and they should choose us, as it is an advantage for them to live on an island with a beauty of three hundred and fifty days of sunshine in such a close location to Europe, and to spend here with the income they earn in Europe at the same time. North Cyprus is a developing market. In fact, the price increases in the last 6 months, the price increases in the market and the price increases in the real estate sector show that the demand is actually shifting towards this direction. Because while Europe is getting so expensive, while many lives in Europe are actually getting more expensive, people prefer to live in a nicer weather, in a place this close to Europe, where we can fly and reach Europe. And of course our beautiful weather is a reason for that.

Which HangiEv.com : What percent of your sales are North Cyprus citizens and what percent are foreigners?

Sevya Türmen: Here again, I can say that we work with foreigners, eighty percent, and we work with Turkish Cypriots, twenty percent. One of the reasons for this is high inflation and interest rates in recent years. Turkish Cypriots actually slowed down their purchases a bit. Therefore, this place created greater preferences for foreigners. Therefore, our portfolios mainly appeal to foreigners. Because we are focusing on the second Villas . We can say that this is the target area of foreigners.
